Position Summary

This position is responsible for the operations of Wellington Park Townhomes. It will appeal to a responsible individual who enjoys a variety of operations and project management tasks. The Community Manager will supervise the administration and execution of the day-to-day services and strategies in all assigned residential property enterprises. Responsibilities include overseeing all physical operations, risk management, accounts receivable/payable, administration, assisting with and adhering to property budgets, financial reporting, staff management/performance and ensuring a high level of customer service is maintained to all stakeholders.

Key Responsibilities

  • Ensure Wellington Park is well maintained and managed in accordance with Westcorp guidelines in a timely and cost efficient manner.
  • Supervise, coordinate and coach community staff team members.
  • Execute the community’s business operations within the approved budget and owners’ goals and objectives.
  • Assist in the preparation of operating budgets and the monitoring of budgets thereafter through regular financial reporting.
  • Issue purchase orders, coordinate contractors and conduct a variety of regular inspections.
  • Responsible for after hour emergencies beyond the scope of on-call maintenance staff.
  • Foster good resident relations and implement approved programs in accordance with budget guidelines.
  • Conduct scheduled inspections of the Wellington Park grounds and vacant suites.
  • Conduct transfer request inspections.
  • Diligently oversee the collection of resident arrears.
  • Ensure all maintenance and repairs are conducted in a timely and cost efficient manner.
  • Supervise and oversee the leasing processes, lease administration and renewal processes.
  • Provide key input into the marketing program.
  • Ensure resident move-ins and move-outs are completed in an efficient and timely manner.
  • Ensure all required suite inspections are carried out properly and in a timely manner.
  • Schedule and facilitate regularly scheduled staff meetings.
  • Effectively schedule with the maintenance and renovations teams, month end turnover, suite renovations and building painting within the properties.
  • Oversee and assist in training of office and leasing staff.
  • Ensure local, provincial, & federal laws and regulations are being observed at the community.
  • Ensure compliance with the Residential Tenancies regulations in all procedures.
  • Execute all work in a safe, professional manner in compliance with Occupational Health and Safety Legislation.
  • Ensure comprehension and compliance with all Westcorp Playbook policies and policies.
  • Perform other duties as required and assigned by the Sr. Property Manager.

Required Skills & Abilities

  • Minimum of two years related work experience with proven ability to provide leadership, motivation and develop staff to achieve results.
  • Relevant experience in Residential Property Management and an ARM® Designation is an asset.
  • Previous community management and leasing background required.
  • Must be available to work the hours that can be irregular, as required by the business needs.
  • High degree of professionalism and dedication to all stakeholders.
  • Ability to read and interpret financial reports (basic accounting fundamentals required).
  • Excellent proficiency in Microsoft Office and computer based accounting programs, Yardi is an asset.
  • Exceptional communication (verbal and written).
  • Strong interpersonal and organization skills.
  • Must be personable and have a positive, energetic attitude.
  • Must have own vehicle and drivers' license.
  • Possess sensational customer service philosophy.
  • Security clearance required upon offer of employment.
  • Must be flexible, be willing and have the ability to change roles, tasks or responsibilities as required.
