As an integral member of the team, the Junior Residential Building Operator ensures that industry leading levels of customer service and facilities are provided to all residents by performing a wide variety of maintenance projects. This hands on role will assist the Senior Residential Building Operator to support the development and implementation of a comprehensive, predictive and preventative maintenance program at the property.

Key Responsibilities

  • Perform a predictive and preventive maintenance program on all building equipment and systems which can include:
    • Building HVAC systems
    • Water Treatment Programs
    • Fire Systems testing and monthly operations
    • All site specific operations
  • Perform mechanical maintenance on all aspects of the residential community.
  • Perform maintenance work orders on the asset as assigned including heating repairs, sink backups, or drain problems, faucet repairs, door repairs, caulking, etc. – target response time for all work orders are 24 hours.
  • Perform maintenance as required for suite turn around during the month and at month end for move ins/outs.Monitoring mechanical systems, ensuring they are properly working and up to date.
  • Obtain contract costs and estimates for various work; assist with the coordination of contractor access.
  • Inspect all contract work ensuring all deficiencies are rectified and that the integrity of the asset is not compromised.
  • Ensure invoices are accurate and processed in a timely manner.
  • Respond to emergency after hour calls and participate in a rotational on-call service for the property.
  • Perform basic plumbing, carpentry, electrical and appliance repairs in suites and around the site.
  • Field questions promptly and professionally.
  • Keep accurate records of all work and transactions; keep fire logs as required.
  • Submit all paper work received from the contractor, ensuring it is accurate and that it meets all agreements.
  • Prioritize and schedule all work to meet deadlines.
  • Identify and rectify any general maintenance issues at the property (i.e. check all doors for proper operation, wear and tear maintenance requirements, etc).
  • Ensure local, provincial, & federal laws and regulations are being observed at the community at all times.
  • Execute all work in a safe, professional manner in compliance with Occupational Health and Safety Legislation.
  • Ensure comprehension and compliance with all Westcorp Property Management Inc. Playbook policies.
  • Perform all other duties as required and assigned by the Property Manager.


Required Skills & Abilities

  • High School Graduate; Post-Secondary Education is an asset
  • Minimum five years’ relevant experience is required
  • Class 5 Power Engineering or Building Operator B Certificate required
  • Knowledge of mechanical systems and operations is required
  • Strong understanding and working knowledge of mechanical systems and operations is required
  • Must be physically fit with the ability to lift, carry or move heavy items
  • Strong inter-personal skills with exceptional communication ability, written and verbal
  • Possess sensational customer service philosophy
  • Must have the ability and flexibility to work month ends, which may include weekends
  • Highly organized, results oriented and ability to work in a multi-functional team environment
  • Must possess a safety conscience and safety oriented attitude
  • Security clearance required upon offer of employment
  • Must have own vehicle and valid driver’s license
