Position Summary

The Leasing Manager/Lead develops and implements an innovative and comprehensive Leasing Strategy to maximize resident retention and asset value of the Windsor Park Plaza and the Edgeway Communities (Edmonton, South). In addition, they will lead, train, coach and motivate the leasing team to achieve desired results. As an integral member of the Leasing Team, the Leasing Manager/Lead ensures industry leading levels of customer service and facilities are provided to potential and existing customers. 

Key Responsibilities

  • Supervise and execute the leasing program at residential community.
  • Supervise the lease administration process and lease renewal program including administration of resident lease renewals with existing residents and in adherence to Westcorp Renewal Process.
  • Oversee audits of applications for accuracy and completeness.
  • Check applications of prospective residents – ensure landlord and employer checks are complete, complete credit checks as required, and oversee notification of prospective residents regarding status of application.
  • Oversee preparation of move in/move out files and ensure the processes are completed in an efficient and timely manner.
  • Determination of charges upon move out (lease breaks, proper notices, cleaning, maintenance, painters, etc.), reconciliation of resident ledger and completion of security deposit statements.
  • Receive and process notices to vacate.
  • Update turnover and leasing board as to the status of suites and applications.
  • Updating Vacancy Reports and oversee the execution of the reporting process including Traffic Reports.
  • Oversee the completion of competitive grids, stay informed on market conditions and provide key input into Marketing Program.
  • Complete post move-in contact with new residents to ensure satisfaction with unit and move-in process.
  • Support member of the Leasing Team:
    • Greeting and qualifying customers on the telephone or as they arrive with the view that the end result will be a new resident
    • Leasing/Showing suites with specific leasing goals in mind
    • Ensure prospective resident’s applications are completed correctly and in full
    • Maintain database of prospect contact information in YARDI
    • Ongoing sales training to improve sales techniques      
  • Lead and motivate the leasing team in industry leading customer service practices.
  • Assist in training, coaching and mentoring leasing staff.
  • Provide excellent customer service to residents, prospects, contractors, etc. enhancing customer satisfaction and retention.
  • Foster good resident relations and implement approved programs in accordance with budget guidelines.
  • Prepare employee evaluations and reviews.
  • Ensures local, provincial, & federal laws and regulations are being observed at the community.
  • Execute all work in a safe, professional manner in compliance with Occupational Health and Safety Legislation.
  • Ensure comprehension and compliance with all Westcorp Property Management Inc. Playbook policies.

  • Other duties as required and assigned by the Regional Leasing Manager or Westcorp Management.


Required Skills & Abilities

  • Post Secondary Education an asset.
  • A minimum of three (3) years of related work experience with one (1) year of supervisory experience.
  • Must have the flexibility and be available to work the hours that can be irregular, as required by the business needs
  • Highly proficient in a variety of computer software packages including Microsoft Office and computer based accounting programs. Yardi and SharePoint experience - an asset
  • Exceptional analytical, organizational, communication (verbal and written) and interpersonal skills
  • Superior supervisory and motivational skills
  • High degree of professionalism and dedication to all stakeholders
  • Ability to read and interpret financial reports (basic accounting fundamentals are required)Must be flexible, be willing and have the ability to change roles, tasks or responsibilities as required
  • Proven customer service/resident relation skills and possess sensational customer service philosophy
  • Must be personable and have a positive, energetic attitude
  • Highly organized, results oriented and ability to work in a multi-functional team environment
  • Must have own vehicle and valid driver’s license
  • Security clearance required upon offer of employment
