  • Position Summary

    The Director of Property Management - Residential will oversee a portfolio of over 2200 residential units in Edmonton and Calgary, and will be responsible for a team of over 50.  

    The Director of Property Management, Residential, will help create and effectively execute the business plan for each asset in the portfolio in a way that achieves and exceeds the objectives of each of the five stakeholder groups - investors, team members, customers, suppliers, and the community. The Director will model and teach best practices to a level expected of an industry-leading company, and will be a strong model and coach of the aspirational values of Westcorp.

    Key Responsibilities

    • Ensure properties are well maintained and managed in accordance with approved budgets.
    • Direct, train and manage all operational activities at a high level of excellence, both in terms of performance and compliance with industry and Westcorp best practices.
    • Prepare, implement and oversee operating and capital budgets.
    • Ensure excellent customer service delivery and resident relations through regular training, oversight and interaction with Property Managers and on-site team members.
    • Conduct scheduled quarterly inspections of all properties.
    • Monitor operations including accounts payable, arrears collections, and property expenditures.
    • Review and recommend contracts for approval.
    • Coach, oversee and train community team members to high level of performance.
    • Oversee legal action against tenants / contractors.
    • Review, approve and present monthly financial reports to ownerships groups.
    • Attain Crime Free Multi-Housing certification and oversee the CFMH program for applicable properties.
    • Attend bi-monthly condominium board meetings, where applicable.
    • Maintain and recommend updates to the Westcorp Residential Playbook.
    • Positively embrace the Westcorp Corporate Values, model, teach and hold team members accountable to them.
    • Other duties as required and assigned.

    Required Skills & Abilities

    • Minimum ten years related experience.
    • Knowledge of the Residential Tenancies and Condominium Act.
    • Related post-secondary Education and/or CPM®, ARM®, or RPA designation is preferred.
    • Must have, or be willing to obtain, their Real Estate Agent license.
    • Proficient in accounting knowledge.
    • Some knowledge of building operations.
    • Excellent analytical, communication and interpersonal skills.
    • Superior supervisory and motivational skills.
    • Highly tuned customer service skills.
    • Proficient in a variety of computer software packages including Microsoft Office; Yardi experience an asset.
    • Must have own vehicle and valid driver’s.
    • Security clearance required upon offer of employment.
    • Highly organized, results oriented and ability to work in a multi-functional team environment.
