  • Position Summary

    This hands on position will appeal to a responsible individual who enjoys variety in the management of operations and projects. This individual will supervise the administration and execution of the day-to-day services at the Property/Community. Responsibilities include monitoring physical operations, risk management, accounts payable/receivable, preparing and adhering to property budgets, staff performance and ensuring a high level of customer service is provided to all stakeholders. Schedules of work will be irregular to accommodate operating hours and may include evenings, weekends and holidays.  

    Key Responsibilities

    • Ensure the property is well maintained and managed in accordance with Westcorp standards and guidelines.
    • Foster good resident relations and implement approved programs in accordance with budget guidelines.
    • Practice excellent resident relations through regular resident visits to ensure resident concerns and complaints are dealt with in a timely, professional manner to ensure long-term tenancies.
    • Handle general resident concerns and inquiries.
    • Conduct regular site inspections and all move in/out inspections (scopes) at the property.
    • Ensure resident move-ins and move-outs are efficient, timely and within budget guidelines.
    • Complete and approve security deposit statements and charges upon move out.
    • Ensure maintenance contracts are in place as required and supervise all maintenance, repairs, contracts and Landlord’s work in a timely and cost effective manner.
    • Prepare clean sheets for contractors and complete final market ready inspections.
    • Approve invoices and coding.
    • Prepare monthly management/client reporting.
    • Prepare, implement and monitor property operating budgets and actively participate in prudent operating expense reduction programs.
    • Monitor resident receivables; assist the Community Administrator with collections, reconciliations and adjustments.
    • Recruit, coach, and train community team members.
    • Supervise administrative,maintenance staff and contractors.
    • Ensure compliance with the Residential Tenancies Act in all procedures.
    • Ensure local, provincial, & federal laws and regulations are being observed at the community.
    • Ensure comprehension and compliance with all Westcorp Playbook policies by team members.

    • Perform other duties as assigned by the Property Manager, Edmonton, North.

    Required Skills & Abilities

    • Minimum three years related experience in the Property Management industry is required.
    • Must be eligible to be licensed with an Alberta Brokerage under the Real Estate Act.
    • Related Post-Secondary Education and/or CPM®, ARM®, preferred.
    • Highly proficient in a variety of computer software packages including Microsoft Office and computer based accounting programs. Yardi and SharePoint experience - an asset.
    • Must have own vehicle and valid driver’s license.
    • Must have flexibility to be on call and work irregular hours if necessary and at short notice.
    • Proven customer service/resident relation skills.
    • Exceptional analytical, communication and interpersonal skills.

    • Superior supervisory and motivational skills.
    • Security clearance required upon offer of employment.
    • Highly organized, results oriented and ability to work in a multi-functional team environment.
