  • Position Summary

    This position will appeal to a responsible individual who enjoys the variety in management of operations. This person will supervise the administration and execution of the day-to-day services and strategy in the assigned Calgary condominium property enterprises. Responsibilities include monitoring physical operations, risk management, accounts receivable/payable, preparing and adhering to property budgets, staff performance and ensuring a high level of customer service is maintained to all stakeholders.

    Key Responsibilities

    • Ensure the property is well maintained and managed in accordance with approved budgets, applicable laws and regulations.
    • Negotiate site contracts and oversee performance of work performed.
    • Oversee routine, preventive and emergency maintenance.
    • Risk management and insurance claim administration.
    • Prepare, implement and maintain all annual managed portfolio operating budgets.
    • Manage operational and financial reporting, including financial budgeting.
    • Manage varying work load and meet expectations.
    • Work with contractors and vendors in a professional manner to ensure maintenance and scheduled tasks are completed on time.
    • Practice excellent owner relations and work to ensure owner concerns and complaints are dealt with in a timely and professional manner.
    • Diligently oversee the collection of arrears.
    • Attendance at regular condominium corporations bi-monthly board meetings, held during business hours.
    • Oversee administration of documents provided on sales of condo units.
    • Minimal involvement to assist the Sr. Commercial Property Manager in overseeing the operations for the commercial and industrial properties in Calgary.
    • Schedule and facilitate regularly scheduled staff meetings.
    • Oversee and assist in training of staff.
    • Ensure compliance with the Condominium Property Act and By-laws of the Corporation.
    • Ensure compliance with the Residential Tenancies Act where applicable.
    • Ensure compliance with the Westcorp Playbooks and provide contributions for continued updates.
    • Duties as required and assigned by the Regional Property Manager.

    Required Skills & Abilities

    • Minimum three years related experience in the condominium property management industry.
    • Applicants with the preferred educational courses and/or post-secondary degrees relevant to the Property Management industry will be given priority consideration.
    • Must be eliegible to be licensed with Alberta Brokerage under the Real Estate Act.
    • Flexibility to be on call for emergencies and work irregular hours if necessary.
    • Understand sound building maintenance principles and HVAC operations for high rise and parkade structures.
    • Be able to prioritize an extensive and varied work-load and can comfortably multi-task in Management position.
    • Excellent working knowledge of the Condominium Property Act and its relationship to a Corporation’s Bylaws.
    • Be motivated, organized and reliable.
    • Must possess above average written and oral communication skills.
    • Show attention to detail, accuracy and completeness.
    • Ability to read and interpret legal-ease documents and statute law.
    • Superior supervisory and motivational skills.
    • Show leadership skills and be able to work well in a team environment.
    • Must possess a great deal of individual initiative and enthusiasm.
    • Excellent analytical, communication and interpersonal skills.
    • Above average proficiency in various computer programs with emphasis on Microsoft Word, Excel and Outlook.
    • Must have own vehicle and valid driver’s license.
    • Security clearance required upon offer of employment.
    • Possess sensational customer service philosophy and above average interpersonal skills.
    • Highly organized, results oriented and ability to work in a multi-functional team environment.
