  • Position Summary

    The Leasing Team Lead develops and implements an innovative and comprehensive Leasing Strategy to maximize resident retention and asset value at the Properties. In addition, they will lead, train, coach and motivate the leasing team to achieve desired results. As an intgral member of the Leasing Team, the Leasing Team Lead ensures industry leading levels of customer service and facilities are provided to potential and existing customers. Work schedule will include irregular hours based on business needs.

    Key Responsibilities

    • Supervise and execute the leasing program at the residential communities.
    • Supervise the leasing administration process and lease renewal program including administration of resident lease renewals with existing residents and in adherence to Westcorp Renewal Process.
    • Oversee audits of applications for accuracy and completeness.
    • Check applications of prospective residents - ensure landlord and employer checks are complete, complete credit checks as required, and oversee notifications of prospective residents regarding status of application.
    • Oversee preparation of move in/move out files and ensure the processes are completed in an efficient and timely manner.
    • Receive and process notices to vacate.
    • Update turnover and leasing board as to the status of suites and applications.
    • Updating Vacancy Reports and oversee the execution of the reporting process including Traffic, Conversion, Make Ready Boards and Weekly Dashboard Reports.
    • Oversee the completion of competitive grids, stay informed on market conditions and provide key input into Marketing Program.
    • Complete post move-in contact with new residents to ensure satisfaction with unit and move-in process.
    • Support member of the Leasing Team;
      • Greeting and qualifying customers on the telephone or as they arrive with the view that the end result will be a new resident.
      • Leasing/Showing suites with specific leasing goals in mind
      • Ensure perspective resident's applications are completely correctly and in full
      • Maintain database of prospect contact information in YARDI
      • Ongoing Sales training to improve sales techniques
    • Lead and motivate the leasing team in industry leading customer service practices.
    • Assist in training, coaching and mentoring Leasing staff.
    • Provide excellent customer service to residents, prospects, contractors, etc. enhancing customer satisfaction and retention.
    • Foster good resident relations and implement approved programs in accordance with budget guidelines.
    • Prepare employee evaluations and reviews.
    • Ensure local, provincial, and federal laws and regulations are being observed at the community.
    • Execute all work in a safe, professional manner in compliance with Occupational Health and Safety Legislation.
    • Ensure comprehension and compliance with all Westcorp Property Management Inc. Playbook policies.
    • Positively embrace the Westcorp Corporate Values.
    • Other duties as required and assigned by the Director, Residential Leasing or Westcorp Management.

     

     

     

     

     

     

     

    Required Skills & Abilities

    • Post Secondary Education is an asset.
    • A minimum of three (3) years of related work experience with one (1) year of supervisory experience.
    • Must have the flexibility and be available to work the hours that can be irregular, as required by the business needs.
    • Highly proficient in a variety of computer software packages including Microsoft and computer based accounting programs. Yarding and SharePoint experience an asset.
    • Exception analytical, organizational, communication (verbal and written) and interpersonal skills.
    • Superior supervisory and motivational skills
    • High degree of professionalism and dedication to all stakeholders.
    • Ability to read and interpret financial reports (basic accounting fundamentals are required).
    • Must be personable and have a positive, energetic attitude.
    • Must be flexible, be willing and have the ability to change roles, tasks or responsibilities as required.
    • Proven customer service/resident/resident relation skills and possess sensational customer service philosophy.
    • Highly organized, results oriented and ability to work in a multi-functional team environment.
    • Must have own vehicle and valid driver's license.
    • Security clearance required upon offer of employment.
