Position Summary:   This key member of the Accounting & Finance Team will be responsible for the financial reporting and accounting administration for a portfolio of properties. The ideal candidate must be determined to learn and develop as an accountant, detail-oriented in everyday work, driven to provide timely and accurate information, able to work in a dynamic and challenging environment, and motivated to provide stakeholders with value-added services and information. The company drives growth and success by developing a strong underlying corporate culture focused on accountability, integrity, teamwork, and discipline in execution.   Key Responsibilities:   - Timely preparation of monthly financial reporting packages for internal and external stakeholders, including working papers, account reconciliations, reviews and adjustments. - Posting and reconciling transactions to tenant sub-ledgers. - Monitor bank accounts and ensure validity of transactions. - Prepare monthly, quarterly and annual government filings. - Collaborate with internal stakeholders to perform monthly variance analysis. - Prepare cash flow forecasts. - Participate in annual budgeting and quarterly reforecasting processes. - Document and maintain financial processes and procedures. - Create and maintain capital project ledgers. - Work with external auditors/accountants for year-end engagements. - Other duties as assigned.   Required Skills and Abilities:   - Completion of an accounting degree/diploma. - Minimum of 2 years of full-cycle accounting experience. - Experience with Yardi is considered an asset. - Proficient computer skills and knowledge of Microsoft Office (Excel, Word and Outlook). - Excellent interpersonal and customer service skills. - Exceptional communication ability, written and verbal. - Detail-oriented and acts with precision. - Ability to meet deadlines in a fast-paced environment. - Well organized and capable managing a variety of information from various sources. - Must be flexible, adaptable to changing requirements and solutions minded. - High degree of professionalism and dedication to all stakeholders. - Security clearance required upon offer of employment. - Possess exceptional customer service philosophy. - Highly organized, results oriented and ability to work in a multi-functional team environment.   Working at Westcorp:   Headquartered in Edmonton, Westcorp Property Management Inc. is a vertically integrated company that creates, invests in, and manages residential, commercial, and hotel properties. We are proud to live, work, and play in the neighbourhoods we serve, next to our residents, commercial tenants, and community stakeholders.   Westcorp seeks a capable Lead Custodial Groundskeeper for our flagship property, College Plaza, and Galen Lofts. The successful candidate will perform a variety of exterior and interior grounds and custodial maintenance at this mixed-use, uniquely busy, high-energy, pet-friendly property. You will ensure that Westcorp's buildings show pride of ownership and respect for our residents, tenants, and neighbours by ensuring that the grounds and facilities are maintained and clean, with pleasant curb appeal.   Candidates should have experience working outdoors doing manual labour in diverse weather conditions. They should have good customer service skills and a pleasant demeanour, which are vital to flourish in a team-based culture.   Who You Are: - You love being outdoors and working with your hands. - You take pride in a well-maintained and groomed landscape. - You are a self-starter who can work independently. - You pay attention to detail, have strong work ethic and are accountable and reliable. - You have strong teamwork skills since you are responsible and supportive.   Primary Key Responsibilities: - Ensure the safety of common areas, that the property is well maintained, and comply with Westcorp's health and safety requirements. - Maintain entrances, stairwells, walkways, parking lots, corridors, garbage chutes, waste, bike and elevator rooms, ensuring they are kept clean and free of obstacles, dangers, and debris. - Monitor and remove garbage from garbage barrels throughout all parkade levels and around the property's exterior and manage the waste/recycling program, including the daily city waste pick-ups. - Perform regular checks at the property for vandalism and graffiti and fix, remove or report as needed. - Maintain tools and equipment and oversee scheduled maintenance and repairs on various equipment, including tractors, snow blowers/brooms, weed eaters, pressure washers, and tools. - Perform general groundskeeping/landscaping duties, which include, but are not limited to, the following: - - Landscape maintenance, mowing, watering, weeding upkeep, sweeping/blowing and pressure washing of driveways, ramps, walkways and entrances to remove leaves, dirt, ice, snow, etc. - Snow removal and ice control from all entrances/exits and walkways as required, adhering to city bylaws. - Maintain simple daily work logs, safety hazard reports and snow logs. - Perform and maintain annual flower plantings around properties. - Maintain shrubs, trees and flower beds (including pruning, raking, fertilizing, and weed control) - Maintain clean parkade and parking lot, keeping all free of debris. - Travel to pick up gas and supplies as needed. - Execute all work safely and professionally in compliance with Occupational Health and Safety Legislation and ensure local, provincial, & federal laws and regulations are observed. - Ensure comprehension and compliance with Westcorp Playbook policies. - Perform other projects and duties as assigned or required by the Maintenance Manager.   Required Skills and Abilities:   - At least two years of experience with landscaping, general grounds, and custodial maintenance, including snow removal. - Must be able to move/push/pull garbage and recycle bins to relocate for city pick up. - Proficient skills in operating various power equipment, including tractors, power blowers, snow sweepers and blowers. - Highly motivated and able to work independently. - Exhibit initiative, responsibility, and flexibility working in a high-energy, multi-functional team environment. - Basic computer skills as we utilize a software-based payroll program, Outlook, and Microsoft Teams. - Possess exceptional English communication skills (verbal, listening, and written). - Possesses sensational customer service philosophy. - Excellent time management skills and the ability to prioritize work. - You are flexible and willing to adapt to changing priorities and can occasionally work outside regular business hours as required by business needs (i.e., weekends or month-end). - Appearance must be neat, clean, and professional. - Must have own vehicle and valid driver's license. - A security clearance is required upon offer of employment.   Working at Westcorp:   Headquartered in Edmonton, Westcorp Property Management Inc. is a vertically integrated company that creates, invests in and manages residential, commercial, and hotel properties.
